This week, one interesting signal stands out to me: fewer mortgages are being taken out on homes, but for larger amounts. The average mortgage amount rose by 10.9%.
At the same time, Madrid continues to attract capital: a new student accommodation and flex living platform will reach a stabilised value of close to €1 billion [2].
Housing regulation is also back at the centre of the political debate, with new measures proposed by the Government still pending parliamentary approval [3].
And finally, design. For a few days, Colón became a showcase for art, architecture and new ways of living, bringing together more than 20 firms and creators [4].
The more capital flows into a city, the more important I believe it becomes to distinguish between the noise of what is new, what is overpriced and what is genuinely valuable.

I find it interesting as a signal of where some capital is heading: managed housing, services and locations connected to employment, universities and transport. For private investors, it confirms that residential demand can no longer be understood solely through traditional housing [2].
3. October is Madrid's month of design

From 24 to 27 September, Plaza de Colón hosted a new edition of ADN Fórum, bringing together more than 20 firms and creators working across art, design, interiors and architecture [4]. The initiative turned one of Madrid's most recognisable urban spaces into a place for experimentation and exchange [4].
Implications
I like it when design moves beyond interiors and into the city. The lesson for a home is similar: the best spaces do not depend on accumulating objects, but on how proportion, material, light and use work together.

In private housing, I would continue to look for precisely the opposite of an interchangeable product: a good floor plan, natural light, privacy, architecture and an irreplaceable location. Real estate cycles move slowly, and genuine value tends to endure.
